How to increase the value of your home affordably

For most people, their home is the single biggest investment that they will make in their lives. It’s one of the few assets that increase in value over time, and there are plenty of ways that you can raise the value of your home without breaking the bank! As an added bonus, your home becomes a more enjoyable place for you and your family too. Let’s take a look at some simple ways that you can boost the value of your property and reap a greater reward on your investment when the time finally comes to sell.

Add another bedroom in a day

Any room that isn’t being used as a bedroom (like a den or study) is often one step away from becoming a proper bedroom – closet space. Simply by installing built-in cupboard space, you open up your home to more buyers by creating an extra room to go on the listing. If you have a room that isn’t getting used much, then this is a ridiculously simple fix.

Spruce up the kitchen and bathrooms

Many buyers consider the kitchen the heart of the home, and this one room can make or break a deal when it comes time to sell. A spacious, well designed, clean and modern-looking kitchen instantly adds appeal and value to your property. On the flipside, a kitchen that the buyers know is going to have to be completely redone before they can move in is a major deterrent, also consider repairing appliances that are broken. On average, redoing the kitchen will add around 5% onto the value of your home.

In the bathroom, updates as simple as replacing outdated lighting, taps and fixtures or wallpaper can work wonders too. Even just adding an ornate mirror that looks more expensive than it is can brighten the space and make it look classier.

Invest in energy efficiency

Making your home more energy efficient is a no-brainer, as it adds value to your home while saving you money in the long run too. Plus, once the millennials start buying homes, your green credentials are going to count! Window film installation is one great way to do this, as it gives you the opportunity to update your home’s look and improve its energy rating all in one go. Choosing a tinted or reflective option adds privacy and security too. While you’re at it, make sure all your windows are properly sealed. Adding insulation and a solar water heater also pay back when it comes time to sell. When you’re making improvements to the kitchen and bathroom, make sure to choose energy efficient appliances and water-saving options wherever you can. If you can afford them, then solar panels are a great investment.

Consider a loft conversion

While it sounds like it should cost a fortune, this is actually one of the cheapest home conversions to undertake. Not only will you gain an extra bedroom and bathroom, but a loft conversion typically adds around 12% to the value of your home.

Invest in safety features

A security camera at the front door or gate that lets you speak to visitors before you grant them entrance not only adds to the value of your home, it makes everyone living there feel safer too. Motion sensing lighting and a decent alarm system are really not that expensive when compared with the peace of mind they offer you and potential buyers.

Convert your garage into a bedroom or flatlet

Having a separate dwelling on the property that can be let out for an extra income adds instant appeal to your property. If you have a large garage, steal some space from it for the conversion or convert the entire building. You can always pave over a small section of the front garden for a car port if you really need it. If you want to keep your garage, then see if any of the en suite bedrooms could be easily separated from the rest of the house and given their own entrance.

Knock down some walls!

The modern taste for open-plan living spaces isn’t going anywhere, and by taking down non load-bearing walls, you brighten up your home and make it feel much larger too.

Plant shade trees

If you’re planning on staying in your home for the next 20 years or so, then you have a golden opportunity to plant trees that are going to look fantastic when the time comes to sell. Pick an indigenous species that will offer shade (and maybe even a good spot for a treehouse!) where it’s needed one day.

Hang mirrors in cramped spaces

Hallways and dark corners that are difficult to get lighting into are easily brightened by hanging some mirrors – and it’s super cheap too!

Simple hacks and clever investments like these can make a huge difference to the final value of your home – spend your money wisely and get the returns you deserve!
