Add another bedroom in a day

If you have a room that isn’t getting used much, then this is a ridiculously simple fix.

Spruce up the kitchen and bathrooms

Many buyers consider the kitchen the heart of the home, and this one room can make or break a deal when it comes time to sell. A spacious, well designed, clean and modern-looking kitchen instantly adds appeal and value to your property. On the flipside, a kitchen that the buyers know is going to have to be completely redone before they can move in is a major deterrent, also consider repairing appliances that are broken. On average, redoing the kitchen will add around 5% onto the value of your home.

In the bathroom, updates as simple as replacing outdated lighting, taps and fixtures or wallpaper can work wonders too. Even just adding an ornate mirror that looks more expensive than it is can brighten the space and make it look classier.

Invest in energy efficiency

Making your home more energy efficient is a no-brainer, as it adds value to your home while saving you money in the long run too. Plus, once the millennials start buying homes, your green credentials are going to count! Choosing a tinted or reflective option adds privacy and security too. While you’re at it, make sure all your windows are properly sealed. Convert your garage into a bedroom or flatlet

Having a separate dwelling on the property that can be let out for an extra income adds instant appeal to your property. If you have a large garage, steal some space from it for the conversion or convert the entire building. You can always pave over a small section of the front garden for a car port if you really need it.
